I never thought I would say this but Missouri is a really good location to purchase investment property. There is tons of land there that is not consumed with the growing cities that are destroying nature. There are affordable homes that are breath taking. Trees and wildlife surround them, and you have tons of privacy. They are great for the summer sitting out on the deck watching the clear skies at night, and even more cozy when the ground is covered with a blanket of snow.
